The next step beyond pre-design services includes Schematic Design, Design Development and Construction Documents which make up the remainder of the initial architectural design services.   Many of these steps can be completed individually, in groups or as a whole, depending on the client needs.   Schematic design services include conceptual site plans that illustrate the size and relationship of the project components, preliminary floor plans, preliminary exterior elevations, preliminary building code reviews, preliminary opinion of probable construction costs, and establishing the design schedule.  Design development is based upon the client approval of the schematic design phase and further, more in-depth architectural work will begin regarding refining parking layouts, site grading, site utilities, refined architectural plans and elevations, building code reviews, preliminary plan review meetings with governing plan review offices, interior design plans, selection of finishes and colors, preliminary specifications and typical construction details.   Next in the architectural design services are the construction documents, or working drawings.  These are the drawings created based upon the earlier phases to be used for bidding and during the construction of the building.  Further, more detailed work on floor plans, elevations, mechanical, electrical, plumbing, structural systems, interior design are finalized to complete the work.  Also, specifications for the project are completed, plans are submitted for ADA review, energy conservation code calculations are completed and plans are submitted to permitting authorities.
